Q. How does a home swap work?
A. I buy yours if you buy mine. A home swap works the exact same as any regular real estate transaction except
the buyer and seller want to move to each others respective locations. When two properties are connected by a swap search,
the properties specs should be reviewed by each party. If they are acceptable, then a showing should be scheduled for both parties.
If the homes are a fit, the normal process of purchasing a property begins.
Q. Can I use a real estate agent?
A. Yes, if you are currently listed with a real estate professional, you should inquire if they are marketing your property on Pad4Pad.com.
Pad4Pad is an active marketing tool that can substantially decrease the amount of time it takes to sell your property.
Q. As a real estate agent, do I still get my commission?
A. Yes, in addition to getting the listing commission for your clients’ property, you will receive the selling commission on the
property your clients have swapped with. When doing SWAP searches, you need to make sure that the properties that match your
clients search are agreeable to pay the selling agent fee. The properties are clearly marked whether they are willing to compensate
an agent/broker.
Q. Do I have to use a real estate agent?
A. No, you do not have to use a real estate agent. Although using a real estate professional can provide guidance through the buying and selling process.
Q. Will my contact information be sold?
A. No. Pad4Pad respects your privacy and will not share your personal information except for the contact information you choose to submit
on your property listing. See our Privacy Policy.
Q. Do I have to sell my property?
A. No, you do not have to sell your property. A lease to purchase or renting might be the best option for your situation. The key is to be creative and think outside of the box to accomplish your goals.
Q. Can I just list my property or do I have to be looking for swaps?
A. Yes, you can just list your property for sale. Many people will be searching our listings to sell their property or to find properties for sale in their area.
Q. What happens after I find a property I want to offer a swap to?
A. Once you identify one or more properties that fit your search criteria. You can send an individual email or one email that goes to multiple properties that lets them know that you are interested in a swap. Once you receive responses that are interested in your property as well. Contact those people or their real estate agents and schedule a showing to see their house and to show yours. From there it is up to you to negotiate the sale of your home and the purchase of theirs.
Q. If I own or am part of a real estate agency, can we list all of our properties on Pad4Pad?
A. Yes, not only are your clients looking for you to market their properties but they are frustrated with the slumping market
